The Charm of Zimbali
Port Zimbali Estate is a relatively small boutique estate measuring 8,5 ha and situated in the north west corner of the suburb of Port Zimbali. Zimbali Coastal Resort at 440 ha dominates the landscape of the suburb and is often confused with Port Zimbali estate by up-country visitors to the area.
The entrance to Port Zimbali Estate is located directly opposite the new Zimbali Wedge development which has added immense convenience value in the short period it has been open. Port Zimbali Estate (PZE) consists of 80 freehold sites of which approximately 50 remain as vacant land for future development.
The unusual thing about PZE is that the master developer is also the contractor and it is therefore not a place that you would buy vacant land and hold onto this for development at some future date.
On purchasing vacant land in PZE you are required to immediately enter into a building contract with the master developer in order to complete your plot and plan transaction. The disadvantage to this arrangement is that it limits your choice as the entire development package is provided.
The advantages however, are that the entire process to build is seamlessly taken care of and the quality and speed at which it is delivered is impressive.
The typical Zimbali restrictions in terms of working hours do not apply and this means that a lot more is achieved in your typical week on the building side.
The quality of build is excellent and the newly developed properties provide excellent examples of modern homes with high quality finishes. With the same development team attending to each new home on the estate the process is fine tuned and efficient. These economies of scale are passed on to the purchasers as costs savings and less hassle.
The price point of the new builds are typically at the R8m range with sizes of 400 to 500 sqm. The older stock of smaller homes on the estate of between 220 sqm to 280 sqm provide excellent freehold opportunities priced between R3,750,000 and R4,500,000. There is strong demand for freehold homes at the lower price levels.
The PZE pet policy permits residents to have both cats and small dogs. This is one of the few gated communities in the area that do allow cats. The estate levy is currently R2,600 p.m. In addition to this there is a gardening maintenance levy of R825 p.m. which means that the gardens are taken care of communally with a single appointed landscaper.
This is very useful to those property owners who are not permanently on site as they have the peace of mind that their gardens are well maintained in their absence and the relative cost is less than the cost of employing a gardener or service directly.
The security on the estate is exceptional and given that you have a smaller community of residents far easier to control. Port Zimbali Estate is a great option to explore and the best buy opportunity is currently a 3 Bedroom, 3 Bathroom home measuring 273 sqm on a large 1,092 sqm site, priced at R4,400,000.
