Maximize the return on your investment with 5 quick and easy ways
The holiday season is upon us and it is geared up to be a great one. I believe our regular visitors from Gauteng will be amazed by the changes that have happened since last Christmas.
The seasonal period provides Sellers with an excellent opportunity to get their properties in the market and exposed to an exponentially larger number of prospective buyers as Ballito's population quadruples over the next few weeks. It is no longer sufficient for Seller's to simply list their property with a few local agents and hope for the best.
A clearly thought out marketing plan is essential and a focused and dedicated agent who has access to the marketing tools and national network required to secure the best possible price is an important part of a strategic marketing plan.
There is however also a responsibility on the Seller to stage and prepare the home. To guide sellers in how best to maximize the return possible herewith are my 5 quick and easy ways to make a listing look more expensive inspired by international blogger Kayla Matthews:
1. Paint the interiors an elegant colour. The result is a clean and fresh look. Neutral colours are key. Forget the signature walls in unusual colours as the chance of an adverse reaction by a prospective buyer is high. Modern, neutral classy and vibrant colours such as ivory, ecru, light gray or light beige are all good examples.
2. Declutter and aim for one focal point per room. Often too much dÈcor hides the architectural merit and sense of light and space a room provides. Think less is more. Whatever is not used regularly give away. Bless somebody else with it. A few, more expensive items add value to a room.
3. Update the fixtures. Lighting is an important aspect and updating light fittings, switches and plugs can make a room feel instantly more desirable. Door handles, new modern blinds and curtains can add value far beyond the cost. Always think in terms of maximizing natural light into a room and whatever window coverings are used these need to be sympathetic to this.
4. Renovate or replace garage doors and electric motors. Please do not try to sell a property in this day and age without a motor to a garage door. If not new then service the motor and door and repaint the garage door to ensure it looks as good as new. Repaint the walls and ceilings of the garage and consider the floor covering of the garage.
5. Purchase new (yes brand new) kitchen appliances if the existing are showing any signs of age or are dated. New ovens, microwaves, extractor fans and coffee machines make an immediate impression to the entire property. Beautifully fitted and plumbed fridge freezer combo's also add immediate value.
